The German startup Brix has ushered in a new era in land valuation. The AI platform developed by Brix enables property developers and project developers not only to analyse land for building rights and potential returns, but also to generate comprehensive calculations, market research, sketches, site plans, and even 3D visualisations. This process, which traditionally took days or weeks, is now completed within seconds.

The need for such automation is underscored by previous methods: the manual examination of a plot of land for its buildability requires poring over development plans, applying Section 34 of the German Building Code (BauGB), and manually calculating the floor area ratio (GRZ) and floor space index (GFZ). External reports further extended this process, meaning that in practice, only a limited number of potential properties could be examined in detail. Brix addresses this efficiency gap by accelerating the entire value chain from initial analysis to visual presentation.

The core of Brix’s technology lies in its unique dataset. The team systematically digitises development plans and planning law data, which for many municipalities are still available in physical form or as non-machine-readable scans. This inventory is supplemented by exclusive partnerships with players in the construction and real estate industry, who continuously supply further land and market data. This continuously growing treasure trove of data, which expands with every analysis, represents a substantial competitive advantage that cannot be easily replicated by competitors.

The platform precisely evaluates a plot of land regarding its full potential. This includes building rights, permissible floor area ratio and floor space index, realisable residential and usable space, and expected returns. Beyond these fundamental parameters, the Artificial Intelligence also generates an economic calculation, conducts market research for the specific location, and creates initial sketches, site plans, and 3D visualisations of the potential building structure upon request. These professionally prepared results are immediately available, significantly reducing the effort that previously tied up a team of planners, surveyors, and calculators.

The successful market launch of Brix underscored the relevance of the solution: over 400 users in the first 48 hours, entirely without the use of advertising budget, testify to the existing demand and dissatisfaction with previous manual valuation processes. Ari Hanke, the founder of Brix, emphasises that the platform primarily multiplies the number of opportunities an developer can pursue, rather than reducing the cost of a single analysis. Where previously a handful of properties could be examined per week, Brix enables the valuation of hundreds of properties in the same timeframe.

The platform is directly usable on a self-service basis and is intended to be integrated into existing real estate software via interfaces in the future. The strategic goal of the Brix team is to become the leading platform for automated land valuation in German-speaking countries and to redefine the standard for decision-making processes in the construction industry.
