Craig Robins, a renowned developer, has secured office tenants for the latest development within the luxurious Miami Design District. Among the new arrivals is the private equity firm of billionaire Josh Harris, known as a co-founder of financial giant Apollo Global Management and owner of the NFL team Washington Commanders.

The most significant transaction involves a 55,000 square foot lease signed by Atria Health Research. The company, which offers concierge medical services and charges an annual membership fee of $60,000 after a one-time initiation fee of $100,000, will occupy the third, fourth, and fifth floors of the eight-storey building.

Sweetbird North: Project Key Data

Sweetbird North, which recently broke ground, secured a construction loan of $125 million from the French bank Crédit Agricole last month. Construction is expected to be completed in 2028. The project's total area is 120,000 square feet, of which 92,000 square feet are for office use and 22,500 square feet for ground-floor retail space. The building adjoins the Museum Garage at 95 Northeast 40th Street, opposite the Alo and Alice + Olivia stores.

Project participants for Sweetbird North, designed by the renowned Snøhetta firm, include the original investors of the 18-block shopping centre, Miami Design District Associates. These comprise Robins' Miami-based firm Dacra, LVMH-backed L Catterton Real Estate, and Bernard Arnault's family office. New York-based private equity firm Raycliff Capital, another project sponsor, will also occupy a floor in the development.

26North Partners, the company Harris founded in 2022 after his resignation from Apollo Global Management, will lease another floor. The New York-based private equity firm was previously located at 404 Washington Avenue, an eight-storey mixed-use building in Miami Beach.

Expansion of the Miami Design District

Sweetbird North is part of a broader expansion of the Miami Design District, which has become a popular luxury shopping destination with boutiques from Prada, Chanel, and Hermes. The partners have also unveiled plans for a 25-storey residential tower and a 12-storey hotel, which will operate under the luxury hotel brand Fouquet’s and be designed by Pritzker Prize winner David Chipperfield. Construction for these projects has not yet commenced.
