Wealth management firm Cerity Partners has expanded its office space at 99 Park Avenue in Midtown Manhattan. After previously expanding to 48,671 square feet in December, the company has now signed another lease for an additional 19,600 square feet on the eighth floor of Global Holdings' 26-storey office building. This increases Cerity Partners' total footprint to approximately 68,300 square feet, as announced by the landlord.
The new lease agreement has a term of 15 years, with an initial rent of $90 per square foot, Global Holdings confirmed. A portion of the space occupied by Cerity was previously a sublease, as the company had been a subtenant on the 16th floor of 99 Park Avenue since at least 2024. Cerity Partners will transition to a direct tenant next year.
Transaction Details and Parties Involved
Alexander Radmin of Global Holdings represented the landlord in-house, supported by a JLL team comprising Paul Glickman, Diana Biasotti, Kristen Morgan, and Harrison Potter. For Cerity Partners, Nicholas Dysenchuk and Rob Lowe of Cushman & Wakefield led the negotiations.
Other tenants in the 600,000-square-foot building include Nashville-based real estate development firm Southern Land Company, which signed a 13,000-square-foot lease in June 2025. That deal brought the building to full occupancy at the time.
Developments in the Midtown Market
Midtown's market dynamics remain fluid. An earlier report from Commercial Observer in August stated that health products company On The Right Track Systems had signed a relocation lease for 4,157 square feet at 381 Park Avenue South from Olmstead Properties, indicating ongoing activity in the office market.
