Civitas Investment Management Limited, a leading European investor in the community-based residential and care property segment, has announced the appointments of Marc-André Loeffler as Investment Director and Konrad Turkowiak as Technical Asset Manager. These personnel decisions aim to support the company's expansion strategy in Continental Europe and solidify its presence in this market.
Marc-André Loeffler, who will operate from Frankfurt, brings over 20 years of experience in banking, real estate M&A and investment management, gained in Germany and the UK. Prior to joining Civitas, Loeffler worked for RBS, PwC and Aedifica, among others. His primary task at Civitas will be to acquire new investments across various strategies, with a focus on healthcare and residential properties.
Konrad Turkowiak, based in Berlin, possesses extensive expertise in construction and project development. He previously worked as Technical Project Manager at Art-Invest Real Estate and also gained experience in the British real estate market during his time in London. At Civitas, he will focus on implementing value-enhancing asset management initiatives within the existing and future European portfolio.
Strategic Expansion in Germany and Europe
The current appointments are part of Civitas' ambitious plans to expand its investment activities in Continental Europe. The company currently manages assets of EUR 500 million in this region. Earlier this year, Mark Ennis was appointed Senior Advisor for Europe; he spent almost 30 years in a senior management role at Vonovia, where he was responsible for investments in over 450,000 residential units in various European countries.
A significant step in this expansion strategy is the planned market entry into Germany in 2025. This will occur through the acquisition of 26 care homes and assisted living facilities, predominantly located in the metropolitan regions of Berlin and Hamburg. This portfolio comprises over 3,000 beds and will be operated by the Alloheim Group under long-term lease agreements. It provides Civitas with a substantial platform to further increase its assets under management in Europe, particularly in sectors such as care properties, assisted living and healthcare properties, which benefit from sustainably strong structural demand.
Tom Pridmore, Founding Partner at Civitas Investment Management, commented on the developments, highlighting that the combination of specialist expertise and in-depth knowledge of European markets that Marc-André Loeffler and Konrad Turkowiak bring is invaluable for expanding Civitas' presence. He also emphasised that investors are increasingly seeking diversification into demographically-driven social infrastructure assets that generate predictable, long-term returns. Civitas looks forward to the opportunity to further scale its European platform overall.
