The Isenburg-Zentrum in Neu-Isenburg is undergoing substantial redevelopment with the settlement of the international off-price retailer TK Maxx. This letting, acquired by IPH Gruppe, marks a key advancement for the property and simultaneously initiates a comprehensive refurbishment of the entire centre. Deka Immobilien, as the owner, is making significant multi-million euro investments to modernise the location in the long term and consolidate its market position.
TK Maxx will occupy a retail area of approximately 2,000 square metres on the first floor of the western part of the building. The opening of the new store is scheduled for autumn 2027. This acquisition is a fundamental component of the leasing concept that IPH Gruppe has consistently implemented since taking over the mandate at Isenburg-Zentrum. The aim is to expand the retail offering for the centre's specific target group and thereby sustainably increase its appeal.
Comprehensive Modernisation to Enhance Attractiveness
The upcoming refurbishment includes extensive modernisation and redesign of central areas of the centre. The measures are designed to significantly improve the quality of stay for visitors and to future-proof the Isenburg-Zentrum. Work will begin in July 2026, with IPH Gruppe overseeing the implementation of these measures. Technical and infrastructural adjustments complement the structural measures to ensure the long-term viability of the location.
- —Creation of new communal and meeting areas
- —Upgrade of existing catering areas
- —Improvements to the visitor experience
- —Optimisation of accessibility
Nina Stapf, Global Head of Real Estate Management Retail/Hotel and Strategic Tenant Relations at Deka Immobilien, emphasised the importance of the investments made in this context. She stated that the letting and the planned investments would create the basis for a successful long-term positioning of the Isenburg-Zentrum. The focus is on continuously improving the shopping experience and sustainably strengthening the competitiveness of the location.
Lars Jähnichen, Managing Director of IPH Gruppe, added that the arrival of TK Maxx represents an important building block of the leasing concept. He highlighted that the goal is to make the offering for the target group in the centre even more attractive, thereby sustainably strengthening the location's appeal. This strategic decision underlines the commitment of all parties involved to establish the Isenburg-Zentrum as a leading retail location.
