Franklin Templeton, Inc., through its leading real estate subsidiary Clarion Partners, LLC, has entered into a binding agreement to acquire a majority stake in Stoneshield Capital. This transaction envisages a significant expansion of the assets managed by Clarion in Europe, which will triple to US$13 billion (EUR11 billion). Clarion's total assets under management will increase by 12 percent to US$82 billion (EUR72 billion). For Franklin Templeton, this means an increase in alternative assets under management to over US$300 billion (EUR265 billion).

Stoneshield Capital is a European real asset investment manager specialising in specific sectors, managing US$9 billion (EUR8 billion) in assets. The company's investment strategies are thematic and focus on sectors with supply shortages. These include residential and student accommodation, digital infrastructure, science and innovation, hospitality, and critical infrastructure. With this acquisition, Clarion strengthens its presence in Europe and expands its capabilities.

Strategic Expansion of Real Asset Expertise

David Gilbert, CEO of Clarion Partners, emphasised that with Stoneshield, Clarion has achieved a significant milestone in expanding integrated real asset capabilities across Europe. He elaborated that Stoneshield's focus on high-yield investments in special situations complements Clarion's existing offering. The transaction aims to expand relationships with investors worldwide and broaden the product offering, underscoring the long-term commitment to providing clients with strong value development and innovative investment solutions.

Stoneshield's expertise in areas such as digital infrastructure, residential property, and industrial warehousing complements Clarion's previous focus on institutional logistics properties and net-lease assets. Stoneshield's investment products include closed-end, diversified funds with an opportunistic orientation, as well as a specialised investment platform for student accommodation and the general residential sector.

The existing office locations in Spain, Portugal, Ireland, the UK, and Luxembourg will be maintained. Co-founders Juan Pepa and Felipe Morenés will retain their leading positions at Stoneshield and be responsible for investment strategy, growth, and day-to-day operations. In collaboration with Clarion Partners and Franklin Templeton, they will expand the European real asset platform and develop new investment strategies and innovative products for institutional and wealth management clients.

Juan Pepa expressed his delight at the integration into Clarion Partners' investment management platform and the associated opportunity to grow the business in growth sectors with supply shortages. Felipe Morenés added that the partnership with Clarion Partners and Franklin Templeton would accelerate growth and strengthen the commitment to creating value for clients, supported by the long-term structural demand for real asset investments in Europe.

Jenny Johnson, CEO of Franklin Templeton, highlighted Stoneshield's impressive track record of superior risk-adjusted returns. She emphasised that the combination strengthens real estate expertise in Europe and opens opportunities to leverage the strengths of both companies in other regions. The transaction is expected to close in the fourth quarter of the calendar year 2026, subject to the fulfilment of customary closing conditions.
