The total rental area of the property comprises approximately 1,700 square metres. The retail spaces were previously used by the fashion retailer OVS and are vacant at the time of the transaction. A significant aspect for the acquisition of the property was the high footfall in the location, particularly its immediate proximity to a TK Maxx store. Furthermore, the property's visibility played a crucial role, as it boasts an approximately 17-metre-wide shop front, extending across two sales levels on the ground and first floors.
In addition to the privileged location and its presence in the city landscape, the solid construction and the potential for versatile use of the property were also convincing factors. The property was acquired by a regional private owner company, which intends to use parts of the building itself after the acquisition. The seller, also a regional owner company, has been a Brockhoff client for many years. Confidentiality was agreed upon regarding the terms of the purchase price.
Bert Pfeffer, real estate consultant at Brockhoff, who had also previously arranged the rental agreement with OVS for the seller, commented on the significance of properties in this category within a changing market. He emphasised that properties with strong visibility and flexibility experience particular demand. The property in Essen combines an established city centre location with significant potential for various use and marketing concepts. The ability to find a suitable regional buyer for a long-standing business partner was highlighted as particularly positive.
