DAHLER Invest is intensifying its commitment to the investment property segment in Hanover. This expansion is being managed by experienced licensees and managing directors Insa Sophia Cornelius and Jörn Fischer. They have been running the DAHLER locations Hanover City and Hanover North since 2003, making them among the company's first partners.

The professional backgrounds of Cornelius and Fischer complement their joint real estate business. Ms Cornelius began her career as a real estate agent in Mallorca, then worked in Hamburg and completed further training as a real estate specialist alongside her job. Mr Fischer studied business administration and computer science, worked as a management consultant, and also ran his own boatyard for the manufacture and repair of sports rowing boats.

Jörn Fischer, also Head of DAHLER Invest Hanover, explains that the investment market in Hanover is significantly shaped by long-term oriented market participants. In an environment where purchase prices have stabilised after a correction, a precise analysis of the respective property and its yield prospects is becoming more important. The combination of local market knowledge and access to DAHLER Invest's supra-regional network makes it possible to connect both owners and prospective buyers beyond the local market.

Price developments in Hanover have shown different phases in recent years. After an initial phase with catch-up potential compared to other major German cities, significant price increases occurred between 2015 and 2018. After the coronavirus pandemic, purchase prices recorded a decline. Currently, Cornelius and Fischer observe a sideways movement, which means that, in addition to location, the quality and modernisation status of the property, as well as sustainably achievable rental yields, are increasingly coming into focus for investors.
