DEFAMA adjusts forecast for financial year 2026

DEFAMA Deutsche Fachmarkt AG has announced an adjustment to its forecast for the 2026 financial year. This follows preliminary figures for the second quarter of 2026, which were slightly below the values of the first three months of the year. A slight outperformance of the quarterly results had originally been expected.

The company now expects Funds From Operations (FFO) to be between 5.0 and 5.1 million EUR as of 30 June 2026. The consolidated net income for the same period is forecast at approximately 1.2 million EUR. This leads to a correction of the full-year forecast for FFO: instead of a level of at least 10.8 million EUR, the previous year's value, a decrease of 4 to 6 percent is now expected.

Impact on consolidated net income and strategy adjustments

For the targeted consolidated net income of at least 5 million EUR, sales gains at least equal to the previous year were originally planned, based on concrete ongoing negotiations. DEFAMA's Management Board continues to assume that one or more property sales generating seven-figure sales gains can be notarised in the current financial year. However, as accounting is carried out according to HGB (German Commercial Code), the proceeds from these sales will only become income-effective upon actual receipt of the purchase price. The impact of property sales on earnings will therefore occur in the coming financial year.

Due to this temporal shift, consolidated net income for 2026, without significant sales gains, is expected to be between 2 and 3 million EUR. Despite these adjustments, DEFAMA is sticking to its operational targets. These include increasing the occupancy rate to 96 percent and a further increase in the dividend for the current financial year.

Strategic realignment and publication of the half-year report

In coordination with the Supervisory Board, the Management Board has decided to conduct a strategy update in the autumn. The aim is to adapt the medium-term targets communicated in December 2024, known as 'DEFAMA 2030', to current market developments. The half-year report 2026 of DEFAMA Deutsche Fachmarkt AG will be published on 27 August 2026.
