PHOENIX Living GmbH has reached a significant milestone in the refurbishment of a European Art Nouveau listed building with the topping-out ceremony of Villa MAXIMA. The project involves the historically appropriate conversion of the historic building into 80 residential units. The overall completion of the revitalisation measure is predicted for mid-2027. This endeavour transforms a property previously used as a psychiatric clinic into high-quality rental flats, which will become available on the much-needed housing market in the greater Munich area.

The project's success was already evident during the pre-marketing phase. All future flats were sold to capital investors before construction began. This underscores the high demand and confidence in the development of a property with these specific characteristics and location.

Location and Heritage Value

Villa MAXIMA is situated within the heritage-protected Art Nouveau park in Haar. This ensemble is characterised by its unusually generous building distances and extensive parkland for contemporary development conditions. These features contribute to a tranquil and high-quality living atmosphere. The walking distance to the S-Bahn also ensures a quick connection to the centre of the state capital, Munich, which further enhances the attractiveness of the location.

Stephan Pflumm, Managing Director of PHOENIX Living, highlighted the particular challenges of heritage refurbishment during the celebrations. He noted that converting a listed building is generally more demanding than constructing a new one. Nevertheless, reaching the topping-out ceremony was a reason for shared pride. He extended his gratitude to all project participants whose expertise and commitment enabled the progress made so far.

More than 110 years after the original construction of the ensemble, a new, high-quality residential area is thus being created in the immediate vicinity of Munich. The Villa MAXIMA project serves as an example of the successful combination of heritage preservation, the sustainable transformation of existing building fabric, and value-oriented real estate development. The resulting 7,820 square metres of living space represent a significant addition to the offering in the rental housing segment.
