DEMIRE Deutsche Mittelstand Real Estate AG made significant progress in implementing its sustainability strategy in the 2025 financial year. This includes the expansion of ESG data collection to a large proportion of the property portfolio, the implementation of technical measures to reduce energy consumption and CO₂ emissions, and the conclusion of green electricity contracts for all general electricity consumption. These developments are detailed in the published 2025/2026 Sustainability Report.

Dr Dirk Rüffel, CEO of DEMIRE, emphasised that a crucial milestone had been reached with the almost complete collection of all consumption and emissions data within the portfolio. This improved data basis is the foundation for a targeted acceleration of the portfolio's decarbonisation and enables a precise measurement of the progress achieved.

Expanded data basis enables more precise analyses

DEMIRE now has comprehensive consumption and emissions data for the majority of its property portfolio. This expanded data basis forms the foundation for a more detailed analysis of energy consumption and the efficient implementation of specific efficiency measures. Based on these analyses, technical optimisations have already been carried out on the building services installations in several properties.

The savings already achieved have a positive impact on energy consumption and CO₂ emissions at portfolio level. In 2025, the emissions intensity of Scope 1 and Scope 2 emissions, relative to the lettable area, decreased by 2.6 per cent. In addition, contracts for the supply of green electricity were concluded for all general electricity consumption. This will prospectively lead to a further reduction in the portfolio's greenhouse gas emissions.

Outlook for further decarbonisation and e-mobility

DEMIRE will also continue the technical optimisation of its properties and implement further emission reduction measures in 2026. In parallel, the charging infrastructure for e-mobility will be expanded as required in selected properties. The overriding goal is to align the property portfolio with a climate-compatible development path in the long term.

The current Sustainability Report was prepared in accordance with the EPRA Sustainability Best Practices Recommendations (sBPR) and subjected to an external audit, which ensures the transparency and comparability of the reported data.
