A leading streaming platform has renewed its office space south of Union Square in Manhattan. Netflix Studios extended the lease for 9,943 square feet (approx. 924 square metres) in the building at 817 Broadway, which is owned by Taconic Partners. The time of the tenant's original move-in and the exact duration of the contract extension were not disclosed.
The asking rent for the area in question was $115 per square foot. Negotiations on the landlord's side were led by Charles Laginestra and Rocco Laginestra of CBRE. Netflix was represented in this deal by David Falk, Jason Greenstein, Daniel Levine and Jordyn Comras of Newmark. CBRE made no statement, while Newmark declined to comment.
Further Tenants and Building Structure
The building, erected in 1895, houses other prominent tenants. These include the Paris-based crypto company Ledger, which signed a lease for 3,437 square feet in March. Similarly, the development platform Unity Technologies is located there, having taken up 10,000 square feet in August 2025.
About a year ago, GreenBarn Investment Group and Sabal Investment Holdings carried out a $128.5 million recapitalisation of the 14-storey Class A office property on Broadway. At that time, the building was fully let, before SDC Capital Partners moved out in July. The market for prime office space in Manhattan thus remains dynamic, with continuous adjustments and lease extensions by large companies.
Market Dynamics in the Union Square Area
The lease extension by Netflix Studios underlines the continued attractiveness of the Union Square location for technology and media companies. This region of Manhattan is characterised by a mix of cultural institutions, retail, and excellent transport links, making it a sought-after destination for companies looking for both a central location and access to a diverse talent pool.
