The inner-city quarter GERLING GARDEN in Cologne has recorded a further leasing success. Provider Soulhouse has leased ground-floor space at Spiesergasse 15. The company operates in the modern bodywork sector, focusing on massages, assisted stretching and facework. The opening of the new premises, covering a rental area of around 200 square metres, is scheduled for 30 October 2026.
With this deal, the quarter expands its profile in the personal services segment. CYCLA GmbH had previously secured around 1,000 square metres of space in GERLING GARDEN to establish the ATHLETICA fitness studio. Together with the new Soulhouse studio, these concepts complement the existing mix of uses, which has so far primarily comprised office, hotel, retail and hospitality space.
Presence in major German cities and strategic direction
For the expanding company, the step into North Rhine-Westphalia marks an important milestone. Benjamin Schroeter, founder and managing director of Soulhouse, explained that the offering was intended to become a natural part of daily routine, which is why central locations were targeted. The GERLING GARDEN location offered ideal conditions in Cologne city centre for this purpose. With the market entry into Cologne, the brand will be present in every German city with over a million inhabitants, supporting its long-term development into the leading European platform for modern bodywork.
Those responsible for the property also view the latest letting positively. Stephanie Röttger, Senior Letting Manager at Quantum, highlighted that the structural quality of the building and their own standards harmonised exceptionally well with the profile of the new tenant.
Strengthening the diversity of use in the quarter
Birgit Riethmüller, Managing Partner at PROXIMUS ASSET MANAGEMENT GmbH, emphasised the importance of tailored services for revitalising properties. A functional quarter required uses that enhanced the quality of stay and retained people at the location even after the regular working day. Soulhouse and ATHLETICA purposefully diversified the area to generate additional footfall.
