Data Center Capital (DCC) positions itself as an investment and asset manager in the segment of Tier II and III edge colocation data centres. The company focuses on developing a long-term oriented infrastructure to address the increasing outsourcing of IT services by businesses. For this purpose, a development volume of over EUR 500 million and a secured electrical power input of 46 MW are being provided.

The use of modern colocation data centres offers small and medium-sized enterprises (SMEs) in particular an efficient solution to improve data security, scalability, and cost efficiency. These external solutions also enable compliance with the requirements of the Energy Efficiency Act (EnEfG), which came into force in November 2023. The Act presents operators of their own server rooms, especially within the SME sector, with challenges such as PUE limits and waste heat utilisation, the economic fulfilment of which is often barely feasible through self-operation. DCC offers a legally compliant path for IT outsourcing to professional operators at advantageous cost structures.

Strategic Focus and Ownership Structure

George Moutoulis, founder and co-CEO of DCC, emphasises the focus on off-market transactions generated from the company's own network. All locations have secured power connections and are situated in metropolitan regions characterised by a significant presence of small and medium-sized enterprises. The company's location in Stuttgart and the composition of the advisory board underscore the geographical and strategic proximity to the SME sector.

DCC is wholly owned by its founders, which aims to offer SMEs a long-term and reliable solution for tackling the challenges of the Energy Efficiency Act. Each investment is also accompanied by a substantial co-investment from the founders. Lars Schnidrig, also founder and co-CEO, highlights the various investment opportunities in this attractive asset class, which include both joint venture structures and direct participations.

Expertise of the Founders and Advisory Board

Lars Schnidrig was most recently involved in the establishment of Nexspace Data Centers for a private equity infrastructure investor as CEO and CFO. Previously, he held executive board positions at various investment and asset management companies, including Vonovia Finance B.V. George Moutoulis has 25 years of experience in the IT, tech, and real estate sectors and has served, among other roles, as CEO of EpsilonSystems AG and Data Center Real Estate. He was also a board member at a major German project developer.

The DCC advisory board comprises experienced individuals. Dr. Christopher Stief, CEO and founder of Data Center Partners, developed over 250 MW of data centre capacity in European colocation and hyperscale markets during his time at e-shelter / NTT Global Data Centers. Furthermore, Dr. Frank Thiede, founder of Taxgate Steuerberatungsgesellschaft, is also a member of the advisory board. He is an expert in international tax and investment law and has worked as a tax advisor for an international IT group and a Big Four auditing firm at various global locations.
