Bayerische Hausbau Real Estate (BHRE) has successfully structured the financing for a significant part of its existing portfolio in Munich. A banking consortium, comprising UniCredit Bank GmbH as lead manager, Berlin Hyp, and BayernLB, is providing EUR 340 million for this purpose.
This transaction includes two prominent properties in central Munich locations: Kaufingerstraße 15 and Marienplatz 22. Financing for these properties has been agreed until 2035. A third property, the Arabella, is also part of this agreement. Here, the financing extends until 2032 and serves to bridge the period until the planned start of a revitalisation measure.
Significance of the Financing in the Current Market Environment
Marcel Wnendt, Managing Director of Bayerische Hausbau Real Estate, emphasised that long-term financing of this magnitude cannot be taken for granted under current market conditions. The successful commitment is interpreted as a vote of confidence in the quality of the company's properties and underscores the long-standing partnership with the banks involved. This financing establishes a solid foundation for future cooperation.
Dr. Christian Federspieler, Head of Real Estate Germany at UniCredit Bank GmbH and lead manager of the consortium, expressed his pleasure at the joint implementation of this financing. He stressed that, particularly in a challenging market environment, the transaction demonstrates that long-term financing for high-quality properties is achievable with reliable partners. UniCredit Bank values the continued cooperation with Bayerische Hausbau Real Estate.
Strategic Implications
The conclusion of this financing significantly strengthens Bayerische Hausbau Real Estate's already solid financial base. It thus creates the necessary conditions for the company's strategic further development. This includes the sustainable management and optimisation of the existing portfolio. At the same time, it enables the selective expansion of the business segment through the assumption of mandates for third parties.
