The THASOS Group has completed the acquisition of the property Schaezlerstraße 34 / Volkhartstraße 9 in Augsburg city centre. The property is a listed office and commercial building located in a central position. The representative corner building was constructed around 1880 in the style of the Italian Renaissance and most recently served as an office location.
The acquisition strategy of the THASOS Group envisages converting the approximately 2,000 square metres of total area into a new use. The plan is to transform the former office spaces into contemporary, high-quality residential units. This project aims to create living space in a central Augsburg location, which is considered scarce, and is only a few minutes' walk from the main railway station and Königsplatz.
Focus on Sustainability and Heritage Protection
The planned revitalisation will be carried out with sustainability in mind, as it avoids sealing new building land. The existing building fabric of the three-storey hipped-roof building with a mezzanine floor will be preserved. This retains the energy and raw materials that have been bound in the building for almost 150 years. The renovation measures will be planned and implemented in close coordination with the relevant heritage authorities.
An essential component of the project development is the careful restoration and preservation of the characteristic architectural features. These include the structured façade, the historical staircases, and other architectural details. Simultaneously, the building services will be modernised, and living comfort adapted to current standards.
Yannick Wirth, Managing Director of the THASOS Group, emphasised that the layouts of the new apartments would be based on the existing structure. He explained that the staircases, the façade articulation, and the historical details would define the framework into which the apartments would be integrated. This approach aims to preserve and revitalise a piece of Augsburg's architectural heritage.
