Deutsche Hypo – NORD/LB Real Estate Finance is securing the financing for a construction project in the Kassel district of Bettenhausen. This involves the new build of a senior citizens' residence, with project developer Cureus as the borrower. The facility is being realised on the historic Salzmann site.
The Salzmann Quarter in Kassel-Bettenhausen, formerly the site of a textile factory worthy of preservation, is undergoing comprehensive revitalisation after decades of vacancy. The development envisages a mixed-use urban quarter, which, in addition to approximately 250 residential units, includes spaces for various uses, such as gastronomy, cultural offerings, local amenities, and leisure facilities.
Contribution to Quarter Development and Social Infrastructure
The new senior citizens' residence is designed as a four-storey new build and is being constructed using the developer Cureus' system approach. Upon completion, it will provide 163 single rooms for full-time inpatient care, as well as for short-term and respite care. The tenant and future operator of the facility is the compassio Gruppe, an established player in the field of senior care.
This project represents a significant contribution to the social infrastructure within the emerging Salzmann Quarter. The integration of a care facility contributes to the balance of the quarter and simultaneously addresses societal demands in the area of elder care.
The foundation stone for the senior citizens' residence was laid in April of this year. The forecast for the full completion of this construction project is early 2028. Jan Günther from Deutsche Hypo – NORD/LB Real Estate Finance Health Care emphasised that they are actively addressing the housing shortage by financing target-group-specific, sustainable new builds. Furthermore, investments in social infrastructure foster vital quarters.
