Three women's fashion brands have taken up office and showroom space at 231 West 39th Street in Manhattan's Garment District, Adams & Company, the broker and building manager, announced on Wednesday. Dutch women's fashion and accessories brand Rino & Pelle has signed a lease for 3,332 square feet in the twelve-storey building. Concurrently, luxury women's fashion and fine jewellery company Valentina Kova leased 1,594 square feet, while resort wear retailer Sister NY acquired 900 square feet in the property.
The duration of the individual leases and the asking rents were not disclosed. According to Colliers, the average asking rent for office space in Midtown in the third quarter of 2026 was $85.08 per square foot. The average asking rent for retail space in nearby Herald Square was $403 per square foot in the third quarter, based on CBRE data.
Importance of the Location
Jeff Buslik of Adams & Company represented the landlord, 231/249 West 39 Street Associates, in all three transactions. The tenants' brokers were not immediately identified. Buslik commented on the location's enduring appeal in a statement: “231 West 39th Street has long served as a hub for apparel brands, designers and manufacturers, and this growing roster of fashion tenants reflects the ongoing demand for well-located office and showroom space in Manhattan’s Garment District.”
Buslik added that with over 85 fashion showrooms, the building continues to attract companies seeking spaces that support both their creative and business operations, while offering the accessibility and amenities of a central Midtown location.

Built in 1901, the building at 231 West 39th Street is located between Seventh and Eighth Avenues. Other notable tenants in the property include:
