In the Hamburg metropolitan region, specifically in Wedel, the symbolic ground-breaking ceremony for the “ELBDOX” logistics project took place on 8 July 2026. The development is being undertaken by project developer thirteen seven and the investment vehicle Verto, a joint venture between Feldberg Capital and the Teacher Retirement System of Texas, advised by Feldberg Capital. By reactivating a 56,000 sq m brownfield site, more than 34,000 sq m of flexible and WGK3-compliant space for commercial businesses and companies in the e-commerce and logistics sectors will be created in the short term. Occupancy is slated for mid-2027.
Around 60 people attended the official start of construction, including the Mayor of Wedel, neighbours, real estate agents, as well as employees and project participants from the general contractor Goldbeck. Mirko Eickhoff, founder and partner of thirteen seven, emphasised that ELBDOX is intended to provide a positive impulse for Wedel as an economic location and bring the site to new use. He thanked the City of Wedel, the economic development agency, and the district of Pinneberg for their support, swift planning permission, and cooperative collaboration.
According to Mirko Eickhoff, there is already broad demand for the forthcoming spaces. Interest comes from both local, medium-sized companies in Wedel and users with large-scale requirements focusing on the Hamburg metropolitan region. Early letting would allow the project to accommodate specific requirements of future users during the construction phase. Stefan Schade, Director Investment at Feldberg, stressed that the German logistics market offers attractive prospects, characterised by low vacancy rates and the growing need for modern, flexibly usable logistics properties under 50,000 sq m. The Hamburg metropolitan region stands out due to its transport links, economic strength, and central role in pan-European goods traffic.
Julia Fisauli-Aalto, Mayor of the City of Wedel, described the ground-breaking as a strong signal for the city's economic future. Existing areas would be made future-proof, creating new opportunities for various users. This would sustainably strengthen and modernise Wedel as an economic location. She expressed delight at the prospect of welcoming new innovative companies as users of the ELBDOX project in the city.
The construction site at Industriestraße 60 was set up in June by construction company Goldbeck. Subsequently, preparatory surveying and civil engineering works began on the site, including drainage and ground levelling. The modular construction of the building using a system-built method is planned for the coming months. A significant construction phase, the start of column erection, is expected from August 2026. The timeline foresees the installation of facades and roofing by late 2026 or early 2027. Concurrently, the interior fit-out of completed shell construction areas will be carried out, and the creation of the external facilities is planned for early 2027.
