The City of Kaarst, the local economic development agency, and the company Metroloq are working on the development of the Kaarster Kreuz industrial area. A corresponding Letter of Intent (LoI) was recently signed during EXPO REAL in Munich. This agreement provides for the construction of the Metroloq Business Park at Holzbüttgener Weg.

The planned project encompasses approximately 13,000 square metres of land and is intended to provide 19 rental units. The initiative aims to close an existing supply gap in Kaarst by creating compact, modern, and flexible rental spaces for small and medium-sized enterprises from the region. It primarily targets businesses in trades, production, and services.

Strategic Importance for the Kaarst Location

The Mayor of Kaarst, Christian Horn-Heinemann, emphasised that the business park at Kaarster Kreuz makes a significant contribution to meeting the demand for affordable, easily accessible, and functionally contemporary spaces for small and medium-sized businesses. The project creates prospects for resident companies, enables new settlements, and strengthens local value creation as well as the employment situation.

Metroloq develops and operates space-efficient commercial units, which it retains in its own portfolio long-term. The concept includes sustainable construction, flexible usage options, and continuous tenant support. Through its own management and a central park manager, both the resident companies and the city have transparent contact persons throughout the entire period of use.

Needs-Oriented Space Concept

Marco Schmelzer, Division Manager at Metroloq, identified a clear demand in Kaarst for smaller, professionally managed commercial spaces. These are aimed at companies that wish to expand but do not want to develop their own property. He described Metroloq's approach as needs-driven, with flexible units that can be expanded or reduced as required. This supports companies and strengthens the economic development of the location.

The business park in Kaarst will be the seventh Metroloq location in the Cologne/Düsseldorf/Bonn region, complementing existing projects in Bergheim, Bornheim, Erftstadt, Pulheim, Alfter, and Wesseling. Further locations are currently being acquired. Discussions between Metroloq, the City of Kaarst, and the economic development agency regarding land acquisition and construction implementation are already in the realisation phase.
