The lease is dated for October this year, coinciding with the planned completion of the property. The location is characterised by its direct proximity to the A3 motorway, which significantly optimises the logistical connection of the Waldteich commercial park in Oberhausen. The property is part of a new development project that meets modern requirements for warehousing and distribution.
Details of the leased space
The total area of 18,400 square metres comprises several usage areas. The largest proportion consists of 16,290 square metres of hall space, primarily intended for storage and handling purposes. Additionally, 1,446 square metres of mezzanine space are available, allowing for extra storage capacity or smaller work areas.
For administrative tasks and office work, 624 square metres of office space are integrated into the overall concept. Furthermore, the property's features include 28 car parking spaces, which cover the parking needs of employees and visitors. The sustainability of the new building is underscored by the targeted DGNB Gold certification, which reflects the high ecological and economic standards of the property.

Martin Kubitza, Head of Industrial & Logistics at Colliers NRW, commented on the letting, stating that it demonstrates the persistently high demand for space from international users, both in Germany and specifically in the Ruhr area. He highlighted the central location of the Waldteich commercial park within the Rhine-Ruhr metropolitan region, which makes the area particularly attractive for logistics and e-commerce companies. The close proximity to the tenant's main central warehouse was a decisive factor, as the new location serves as additional expansion space.
