The ERL Immobiliengruppe, based in Deggendorf, has successfully completed the first construction phase of its project in Emskirchen. On 19 August 2026, the assisted living units were handed over to their respective owners. The first residents are scheduled to move into their new flats in Ziegelhüttenweg on 1 September of the same year.
After a construction period of just under two years, the first of two senior living properties is thus ready for occupancy. This facility at Ziegelhüttenweg 15 offers age-appropriate living spaces with modern residential standards. The project is integrated into the municipality of Emskirchen's overall senior policy concept, which was adopted in 2010 and received an award. This concept aims to better consider the needs of older residents and secure the future viability of the town. The ERL Immobiliengruppe is making a significant contribution to creating sustainable housing options in the region with this project.
Features and Living Concepts
The 27 assisted living flats are designed as one- to three-room units. The living areas vary from approx. 41 m² to around 100 m² and are fully accessible, with lifts for convenient access. The bathrooms are equipped with walk-in showers and grab rails. Electric roller blinds and partial sliding doors enhance living comfort. Each unit has generous (roof) terraces or balconies. Additionally, a fully equipped common room with a kitchen and sun terrace, as well as a wellness bathroom, are available. An on-site care service office serves as a point of contact for residents' concerns. An attractive outdoor area with step-free paths and a bicycle shed completes the offering.
A key feature of the living concept is the needs-based provision of services within the framework of “Assisted Living Plus”. This allows for a combination of independent living and optional nursing or domestic support. The second senior living property, Haus Flora-Mathilda, will also be completed shortly. This larger property combines various age-appropriate forms of housing: In addition to 92 one- and two-room flats in “Assisted Living Plus”, ten further assisted living units are being created on the top floor. Furthermore, three staff flats for care personnel are planned in the basement. ERL Pflege, under the management of Hubertus Seidler, will take over the operation and professional care. A 24-hour on-call nursing service in the building ensures safety and rapid assistance, which in many cases can prevent a move to a nursing home. This interplay of living space and flexible care supports the residents' self-determination and quality of life. Interested parties can already register for rental flats.
Sustainability and Project Development
The ERL Immobiliengruppe carries out around 80 percent of construction work using its own resources and places importance on high structural standards for long-term use and quality of stock. Both buildings comply with the “KfW-40-Efficiency House Standard Climate-Friendly New Build – Residential Building with Quality Seal Sustainable Building (QNG)”. This ensures high energy efficiency through high-quality insulation, modern windows, and economical heating systems. The ERL Immobiliengruppe has already implemented over 130 projects in the senior living and micro-apartment sectors. The company pursues a holistic approach, ranging from planning and construction to care, marketing, and management. The focus is on accessible, future-proof housing forms in urban and rural regions of Southern Germany. For the further development of high-quality senior living properties, additional plots of land and projects are being acquired in Southern Germany. The units of the first construction phase have already been sold.
