For High Net Worth Individuals (HNWIs) worldwide, the summer months in Europe are a fixed fixture in their travel calendars. Along the Mediterranean coast, numerous destinations have established themselves, offering an upscale lifestyle, yachting, first-class gastronomy, and exclusive properties. In its Waterfront Ranking 2026, Engel & Völkers analysed the ten most exclusive locations in Europe for premium properties directly on the waterfront. The survey by the globally active real estate company shows that the highest prices are currently to be found on the Côte d’Azur. Besides the French coast, the Greek islands, the Spanish Costa del Sol, the Balearic Islands, the Portuguese Algarve, as well as Italian coastal regions and islands are among Europe's leading destinations.

Demand for properties directly on the waterfront remains consistently high, particularly in the luxury segment. International buyers are increasingly seeking properties that combine privacy, a unique location, and long-term appreciation potential, as explained by Hans Lenz, Managing Director of Engel & Völkers Mallorca Southwest. The ranking is based on the maximum prices per square metre for residential properties directly on the waterfront that Engel & Völkers currently markets.

The ranking is led by Saint-Jean-Cap-Ferrat on the Côte d’Azur, France, where square metre prices of up to EUR 113,000 are achieved for particularly exclusive properties. The Côte d’Azur is considered one of Europe's most exclusive real estate markets, with Saint-Jean-Cap-Ferrat, Saint-Tropez, and Cap d’Antibes characterised by international appeal, pronounced privacy, and a limited supply of waterfront locations. Marbella on the Costa del Sol, Spain, takes second place with maximum prices of up to EUR 62,000 per square metre, offering HNWIs a discreet lifestyle with first-class infrastructure.

Third and fourth places are once again occupied by destinations in Southern France: Saint-Tropez with up to EUR 61,000 per square metre and the neighbouring Cap d’Antibes with up to EUR 50,000 per square metre. While Saint-Tropez is known for its vibrant summer life, Cap d’Antibes stands for privacy and tranquil estates. Porto Cervo on the Costa Smeralda in Sardinia, Italy, follows in fifth place with peak prices of up to EUR 47,000 per square metre and is known for its marina and upscale gastronomy. Mallorca, particularly Port d'Andratx, ranks sixth with up to EUR 46,000 per square metre, valued for the combination of a Mediterranean lifestyle and stable value. Ibiza takes seventh place with up to EUR 28,000 per square metre, offering a mix of established club culture and private retreats. Portofino in Liguria, Italy, reaches eighth place with prices of up to EUR 25,000 per square metre, while Quinta do Lago in the Algarve, Portugal, is in ninth place with up to EUR 20,000 per square metre. Mykonos, Greece, completes the top ten with property prices of up to EUR 17,000 per square metre.

Engel & Völkers predicts continued high demand for high-quality waterfront properties in established European coastal locations. Marie Claire Sangouard, Managing Director of Engel & Völkers Côte d’Azur, adds that the supply in premium destinations such as the Côte d’Azur remains severely limited, while international demand continues to be high. The limited availability of plots directly on the waterfront, regulatory frameworks, and the desire for security, privacy, and a high quality of life among HNWIs sustainably underpin the attractiveness of this market segment. The combination of island life and the sea is considered a timeless symbiosis that endures regardless of trends, according to Hans Lenz.
