FASTR, a leading energy service provider and decarbonisation partner for the real estate sector, and KUGU, a Berlin-based technology company, have entered into a strategic cooperation. The aim of this partnership is the development of the "Pulse" energy management system, which is specifically tailored to the requirements of the real estate sector and energy service providers.
The digital platform "Pulse" enables the remote monitoring, analysis, control, and optimisation of heat generation plants. This incorporates the core competencies of the companies involved: FASTR possesses expertise in the planning, construction, financing, operation, and optimisation of energy plants. KUGU contributes its technology and know-how in digital energy management and AI-based heating optimisation. With "Pulse", operational and consumption data from entire plant portfolios are centrally consolidated. Currently, over 500 plants are already connected to the system, and the roll-out across the entire FASTR portfolio is planned by the end of the year.
Intelligent Control and Guaranteed Efficiency
The "Pulse" technology transforms the boiler room into a digitally controllable component of the energy infrastructure. Enno Philipps, Head of Operations at FASTR, explained that the performance of plants can be continuously and actively improved on a data-driven basis, which will enable binding savings commitments in the future. This marks the next step in FASTR's transformation from an energy supplier to a strategic decarbonisation partner. Philipps added that "Pulse Premium" will enable guaranteed heat consumption savings of up to 12 percent per year within the respective portfolio. The system utilises the field-proven technology of the KUGU Energy Platform, which continuously optimises heating systems as required, based on an AI-supported digital building twin. For sector-coupled plants, dynamic electricity prices, photovoltaics, and storage systems can also be taken into account.
The added value for customers lies in scalability, as "Pulse" creates a central digital basis for controlling and evaluating the entire real estate portfolio. This leads to greater transparency regarding the energy performance of the portfolio and enables earlier detection of anomalies and optimisation potential. This facilitates more targeted interventions. Christopher von Gumppenberg, co-founder and managing director of KUGU, emphasised that the decarbonisation of building stock largely depends on the efficient operation of existing and new plants. This is where the joint work with FASTR comes in, demonstrating the potential created by the consistent combination of technology and energy services.
Strategic Importance and Outlook
For FASTR, "Pulse" represents a significant step in strategic development, aimed at supporting real estate companies throughout the entire transformation process of their portfolios. With the planned portfolio-wide roll-out, FASTR is establishing another technological foundation. Jens Goldmund, Head of Commercial at FASTR, noted that it is a component of comprehensive energy management at portfolio level, actively contributing to the energy transition and keeping an eye on ancillary costs, investments, and plant availability in the long term.
The strategic importance of data-driven energy management will be introduced by FASTR into the industry discussion at EXPO REAL 2026. Under the title "Pulse – Energy Management as a Prerequisite for Decarbonisation", Enno Philipps and Christopher von Gumppenberg will discuss jointly with Stephan Thoenissen, Head of Sustainability at LEG and Managing Director of termios, in a panel moderated by GdW. There, they will explore why continuous, transparent plant data is a prerequisite for prioritising investments based on impact, identifying savings potential in ongoing operations, and demonstrating progress to tenants and investors.
