B&B HOTELS Central & Northern Europe (CNE) has sold the new B&B HOTEL Memmingen, which it developed itself as investor and client, to HPG Capital as part of a sale-and-leaseback transaction. Concurrently, a long-term lease agreement was concluded with B&B HOTELS. This transaction marks B&B HOTELS' return to developing new hotel properties themselves after a decade.
Tobias Gollnest, Chief Development Officer at B&B HOTELS Central & Northern Europe, commented on this strategic decision. He emphasised that the company's growth is based on various pillars such as acquisitions, conversions, and new builds. While investors typically develop hotel properties according to B&B HOTELS' standards and lease them back long-term, in Memmingen, an attractive development opportunity was independently leveraged. The subsequent sale-and-leaseback transaction makes it possible to integrate the property into the portfolio long-term while simultaneously freeing up capital for further growth.
A defining characteristic of the project in Memmingen was the short construction period. The new hotel build was completed within twelve months. Mr Gollnest explained that this rapid implementation was only possible through the close and cooperative collaboration of all project participants, highlighting the general contractor LIST Bau for their significant contribution. The agreement for the acquisition of the property between B&B HOTELS and HPG Capital had already been reached in April 2025.
HPG Capital acquired the B&B Hotel Memmingen as an investment and asset manager for an institutional investors' mandate. With this acquisition, the portfolio of properties operated by B&B HOTELS within HPG Capital's holdings increases to a total of three locations. Markus Teich, Managing Partner at HPG Capital, praised B&B HOTELS as a long-standing and reliable partner. He highlighted that the Memmingen location combines a broad demand base with a modern, long-term leased hotel, and this acquisition strengthens the existing cooperation.
As part of its expansion strategy, B&B HOTELS specifically focuses on medium-sized cities in addition to metropolitan areas. Memmingen stands out due to a combination of tourist demand, a strong economic location, and favourable transport links. Tobias Gollnest emphasised the attractiveness of cities for expansion where various sources of demand converge. He explained that Memmingen benefits from both tourism and a robust regional economy, as well as excellent accessibility. The new hotel complements the accommodation offering at a strategically important location.
The B&B HOTEL Memmingen was built on a previously undeveloped plot in the south-eastern urban area. The main railway station and Memmingen city centre are within walking distance. The single-use property spans four floors and features a total of 98 rooms. This includes accessible rooms, as well as family and premium rooms. The ground floor accommodates the lobby, breakfast area, reception, and an integrated manager's apartment. Additionally, the hotel property includes more than 30 outdoor parking spaces.
