GARBE Industrial Real Estate Netherlands has acquired a logistics property in Berkel en Rodenrijs, Netherlands. This acquisition was made for a new institutional investment mandate and represents a strategic addition to the real estate portfolio. The transaction was structured as a sale-and-leaseback agreement, meaning the previous owner and user, Sluyter Logistics, will continue as a tenant in the property.
The property, constructed by Aan de Stegge, comprises a total lettable area of approximately 16,000 square metres. It is certified according to the BREEAM-NL standard with an “Excellent” rating, underscoring its adherence to high sustainability criteria in construction and operation. The full letting to Sluyter Logistics, a Dutch logistics service provider, ensures stable rental income for the new mandate.
Louca Benders, Senior Investment Manager at GARBE Industrial Real Estate Netherlands, commented that this transaction represents the first investment under a new institutional mandate. This mandate focuses on core logistics properties in locations with excellent connectivity, high building quality and the potential for long-term value stability. The property is geographically well-situated between Rotterdam and The Hague and benefits from direct access to the A13, A16 and A20 motorways.
Strategic Importance and Market Environment
The choice of location in Berkel en Rodenrijs is further enhanced by its proximity to the Port of Rotterdam and Rotterdam The Hague Airport. The recently completed A16 Rotterdam and the existing motorway network provide efficient connections to the European hinterland, thereby increasing the logistical appeal of the site. This acquisition marks the initial step in the planned expansion of GARBE Industrial’s logistics platform in the Netherlands and Germany.
