Fund and investment manager German American Realty, with presences in Cologne, New York and Fort Lauderdale, has completed the acquisition of Aero Business Park in Fort Lauderdale alongside BKM Capital Partners. The transaction involves a light industrial property, characterised by its central location in Fort Lauderdale and excellent connectivity to South Florida's regional infrastructure.
The property comprises approximately 5,680 square metres of lettable space, distributed across two buildings with a total of 14 units. The acquisition was made at an entry price which, according to the parties involved, is significantly below replacement cost.
Planned Investment Programme and Strategic Development
A detailed investment programme is planned for Aero Business Park. This programme aims to modernise the exterior appearance of the property and enhance its industrial utility. Planned measures include the removal of nearly half of the existing office space. Furthermore, additional loading docks are to be constructed, and selected units will be converted into smaller, industrially usable rental spaces upon tenant changes. Work on the currently unutilised areas is set to commence promptly.
With this acquisition, German American Realty and BKM Capital Partners continue their collaboration. Aero Business Park is already the partners' third joint transaction since the beginning of 2024. Previously, "Wier Thirty6" in Phoenix, Arizona, and "Post & Paddock" in Dallas, Texas, were successfully acquired. These purchases underscore the consistent continuation of their strategic expansion within the light industrial segment.
Nikolaus Adenauer, Managing Partner at German American Realty, commented that the property was secured in a market characterised by structurally high demand for smaller logistics and production spaces. He further explained that trends such as the growth of e-commerce, increasing requirements for last-mile logistics, and the reshoring of manufacturing processes create positive long-term framework conditions for this asset class.
Jens Thiemann, also a Managing Partner, added that through targeted modernisation measures, the existing development potential will be realised in cooperation with BKM Capital Partners, and the spaces will be adapted to current user requirements.
