Scannell Properties has acquired a 23,000 m² brownfield site on 2. Industriestraße in Hockenheim to develop a logistics park there. On-site work is scheduled to begin in June, following the granting of planning permission. The project involves the creation of approximately 11,400 m² of ground floor warehouse space, along with an additional 1,800 m² on a mezzanine level. Completion and tenant readiness are planned for the second quarter of 2027.

The concept for the planned Logisticpark Hockenheim incorporates flexibility through the option of dividing the floor space into two units. These units would comprise 6,100 m² and 5,300 m² of warehouse space respectively, supplemented by office and social areas. Hockenheim's strategic location in the border triangle of Baden-Württemberg, Rhineland-Palatinate and Hesse, near the French border, positions the property as a central hub for both national and European logistics operations.

Location advantages and sustainability efforts

Logisticpark Hockenheim benefits from direct connections to the A5, A6 and A61 motorways. This connectivity ensures multimodal accessibility to important German metropolitan areas and economic centres. Jan Imfeld, Country Head Germany at Scannell Properties, emphasised the significance of the Rhine-Neckar region as an economic and logistics location, citing low vacancy rates and increasing demand. He highlighted the collaboration with the City of Hockenheim, which contributes to the successful implementation of the project.

The development also includes the construction of approximately 1,200 m² of modern office and social areas, as well as natural recreation zones for employees. A focus is placed on sustainability aspects: the office building's roof will be greened. The roof area of the Logisticpark Hockenheim's hall will be fully equipped with a photovoltaic system designed to generate an output of approximately 1,400 kWp. Additional measures such as the use of a heat pump, greywater recycling, and a smart metering system are planned to minimise CO₂ emissions during operational use and provide tenants with energy saving potential.

To protect the adjacent forest and local fauna and flora, Scannell Properties is planning specific compensatory measures. These include the construction of a swallow house, the establishment of a lizard compensation area, and the creation of a forest protection zone. Scannell Properties is aiming for DGNB Gold certification for the project. The land transaction was brokered by Immolox GmbH from Frankfurt. The future marketing of the property will be conducted co-exclusively by Immolox GmbH in cooperation with Projecta Consult für Industrie- und Gewerbeimmobilien GmbH.
