Europe's largest hostel chain, a&o, has appointed Gernot Porcher as Senior Vice President of Construction. At the company's Berlin headquarters, the 56-year-old architect and real estate economist assumes responsibility for concept design, construction execution and the long-term maintenance management of all locations. Porcher heads a team of ten, which is due to be expanded shortly in line with upcoming construction tasks. A central focus of his remit is ensuring the adaptability of existing properties to changing market conditions.
Porcher looks back on many years of leadership experience in the real estate sector. Until 2015, the Hesse native served as head of project and risk management at audit and advisory firm EY. He subsequently joined Deutsche Hospitality (formerly Steigenberger, now H World International), where he most recently served as Vice President of Real Estate. Oliver Winter, founder and Chief Executive Officer of a&o, highlighted Porcher's profile of expertise across planning, delivery and asset preservation, which will provide vital momentum for the company's further development.
European expansion path until 2028
The new appointment accompanies the hostel operator's ongoing growth. Six new locations in European destinations are planned by the end of 2028, four of which are already scheduled for 2027. Alongside openings in Heidelberg and two other cities, a&o Berlin Checkpoint Charlie will become the chain's fourth property in the federal capital. Two additional properties are set to follow by the end of 2028.
Over the past 24 months, the company has acquired and converted existing buildings in Manchester, London, Milan, Florence and Brussels. The portfolio expanded by around 11,500 beds during this period. Founded in 2000, the operator currently comprises 46 properties with around 31,600 beds across 32 European cities. In the medium term, Oliver Winter aims to double the portfolio, supported by its core target audience of families, young independent travellers and school groups.
Institutional capital base strengthens transformation
The budget hostel segment is increasingly turning into an established asset class for institutional investors. For the 2025 financial year, a&o reported just under three million guests and around 6.6 million overnight stays. Ownership of the company has been shared by private equity investors Stepstone Group and Proprium Capital Partners since late 2023.
To secure the planned growth and upcoming revitalisation projects, a&o recently secured an 874 million euro refinancing facility from US financial investor Apollo. Porcher announced that future focus would increasingly centre on price discipline, material durability and functional floor plans, criteria intended to safeguard the long-term value preservation of the portfolio.
