Berlin-based investment and asset manager JUNIQO Invest, represented by its founder Nino Nowack, has acquired a residential complex in the Brandenburg town of Oranienburg. This transaction, complementing another acquisition of a residential complex in Potsdam in February 2026, serves the company's strategic risk diversification, particularly against the backdrop of current Berlin politics.
The property is located at Kanalstraße 21-26 in Oranienburg, directly adjacent to the Palace Park with its orangery. Built in 1998, the complex comprises 33 flats with a total area of 2,543 square metres and 29 underground parking spaces. The building is in good technical condition and well-maintained, characterised by functional layouts and generous outdoor areas such as balconies, loggias, and roof terraces.
Location and Portfolio Adjustment
The residential complex is almost fully let, with only a low vacancy rate due to fluctuation. The annual net cold rent amounts to approximately 242,000 EUR for a purchase price of around 4.1 million EUR. The seller was a community of heirs. Oranienburg, located in the district of Oberhavel, is only a few kilometres north of Berlin's city limits and benefits from its natural surroundings and an S-Bahn connection to Berlin.
The district capital of Oranienburg is experiencing consistently high demand, which is reflected in its population growth: since 1990, the population has risen from approximately 28,700 to currently around 50,000. This dynamic underscores the attractiveness of the location as a place to live in the capital's surrounding area.
Strategic Reorientation
Nino Nowack, founder and managing director of JUNIQO Invest, explained that the acquisition of the residential ensemble in Oranienburg strengthens the risk distribution in the portfolio with regard to location, political framework conditions, and potential construction costs. The Berlin policies, which he considers investment-unfriendly and have increasingly come into effect since the last election, have intensified the company's focus on the Berlin surrounding area. The investment strategy has been adjusted to acquire more existing residential properties outside Berlin's city limits that are in good condition.
Since the beginning of 2026, JUNIQO Invest has already acquired six residential properties, four of which are located outside Berlin in the surrounding area. This underlines the company's strategic alignment to increasingly invest in existing properties with manageable renovation needs and stable, long-term returns.
