Nexum Group AG has completed its stock exchange listing on the Frankfurt Stock Exchange. Shares in the residential property developer are traded on the Regulated Market (General Standard) under the German Securities Identification Number (WKN) A41YGA and ISIN DE000A41YGA6. In the longer term, the company aims for an uplisting to the Prime Standard. The stock market debut was carried out through a strategic realignment and further development of the previously listed creditshelf AG via a reverse IPO.
In the run-up to the listing, Nexum Group AG published all outstanding financial reporting documents of its predecessor company, thereby satisfying the requirements of the Regulated Market. After the Frankfurt Stock Exchange had previously announced the revocation of the listing due to missing historical reports, the company secured confirmation of suspensive effect through an objection on 5 October, allowing the listing to remain in place. In addition, BaFin exempted majority shareholder First Capital AG and Philipp von Erffa from the obligation to make a mandatory takeover offer.
Focus on core markets and project acquisition in Munich
The company's business model focuses primarily on residential development schemes in Germany's top seven cities. Nexum acquires projects for which planning permission has already been granted or is imminent. With the purchase of a residential project in Munich, the company recently recorded its first operational success. Data-driven processes are intended to support analysis and prioritisation in order to review opportunities swiftly.
According to CEO Philipp von Erffa, the approach combines acquisition, development, marketing and capital market access within a single model to deliver residential projects with a structurally reduced risk profile. For execution, Nexum partners with established general contractors and relies on early marketing launches through proprietary and partner distribution channels. The company targets project durations of just 15 to 30 months, which reduces capital lock-up accordingly.
Market environment and medium-term growth targets
Nexum sees selective entry opportunities in the current market environment. Restrictive lending and refinancing bottlenecks are putting established market players under pressure, forcing the sale of well-advanced projects. Without legacy assets from a historical standing portfolio, the company is able to invest flexibly. The current deal pipeline comprises projects with a total development volume of more than EUR 1 billion, several of which are immediately prior to execution.
- —Increase in annual development volume to over EUR 350 million by 2027
- —Medium-term expansion of annual development volume to more than EUR 500 million
- —Achieving a medium-term EBITDA margin of over 20 percent through rapid capital rotation
Continued strong demand for housing in German metropolitan regions provides the foundation for the ongoing expansion path. Through direct access to the capital markets and a focus on swift project turnover, the company intends to steadily expand its market position.
