eXp Germany has observed a significant increase in online interest in the German property market. The data collected is based on an analysis of the average Google Trends Index for specific, property-related search terms. This index recorded a rise of 68.9% over the last six months compared to the preceding six-month period.
For the analysis, Google Trends data was used, which compared the average monthly index value between March and August 2026 with the average value of the previous six months, from September 2025 to February 2026. Across all examined search terms, the average index value rose from 30.7 to 51.9, which corresponds to the aforementioned increase of 68.9%. This development is remarkable as the heightened search interest is not limited to a single side of the market.
Differentiated Search Behaviour in the Market
The analysis shows that both search terms associated with a potential property sale and those related to buying and listings exhibit increased activity. The growth in search interest was particularly pronounced in the context of properties and property agencies. Here, the average index value rose from 27.7 to 51.3, which corresponds to an increase of 84.8%. Interest in search queries concerning property listings also increased noticeably; the index value rose from 29.2 to 45.8, equating to a rise of 57.1%.
The increase in search queries for buying a property was more moderate. In this area, the average index value rose from 40.1 to 45.2, representing an increase of 12.7%. The development on the seller's side correlates with an earlier analysis by eXp Germany, which showed a 7.2% increase in properties for sale over the summer months. This larger supply was observed in 15 out of 16 German federal states examined.
Implications for the Property Market
The aggregated data paints a picture of a property market that is once again receiving increased attention online. The growing search interest from potential sellers is accompanied by an expanded property supply. In parallel, listing- and purchase-related search queries also show positive development. Mark Ritter, Managing Director of eXp Germany, stated that the significantly increased online interest represents a positive signal for the German property market. He highlighted that the development is not one-sided, but rather that both sale-related and purchase- and listing-related search queries have increased over the past six months.
Mr Ritter referred to the fact that the development on the seller's side corresponds with the observation of a grown property stock over the summer. Simultaneously, there is a discernible increasing interest among potential buyers in property listings and property purchases. He emphasised that it will be crucial whether this increased interest also translates into a higher number of actual transactions in the coming months. A larger supply alone does not generate a dynamic market, however, more potential buyers actively monitoring the market at the same time are fundamentally good prerequisites for further revitalisation.
