PATRIZIA AG has long-term prolonged a lease agreement with existing tenant SRC Security Research & Consulting GmbH in the office building "Art Quadrat" in Bonn. The agreement, which covers a rental area of approximately 3,550 square metres on the second and third floors, as well as 50 parking spaces, was extended early by ten years and now runs until 2038. The property is located at Emil-Nolde-Straße 7.
The negotiations and contract signing were carried out directly by PATRIZIA AG's Asset Management. A central aspect of the discussions was the further sustainable development of the location and the ongoing energy optimisation of the property. This underlines the commitment to increasing building quality and ecological efficiency.
Strategic Investments and Location Quality
As part of this property strategy, PATRIZIA plans targeted investments, including the expansion of charging infrastructure for electric vehicles at the site. These measures serve to improve the energy quality and ensure the long-term attractiveness of the building, in line with the owner's clear property strategy.
Emrah Ercan, Director Investment Management at PATRIZIA, emphasised that the long-term contract extension reflects the quality of the location and the close cooperation with tenants. He described the commitment until 2038 as a clear signal for the positioning of the "Art Quadrat" and Bonn's Bundesviertel, especially in the current market environment.

The "Art Quadrat" is located in Bonn's Bundesviertel, one of the city's most prominent office and administrative regions. Its immediate proximity to the Museumsmeile and the UN Campus defines the location. This district accommodates a multitude of federal ministries and agencies, United Nations facilities, as well as significant corporate and scientific sites, which underscores its relevance as an office location.
