Aurelis Real Estate reports a long-term letting of approximately 4,100 square metres in Unternehmerpark Mannheim. The tenant is ic audio GmbH, a Mannheim-based manufacturer of professional audio solutions. The company will move into two of the three units in the business park in March of next year.
Founded in 1990, ic audio GmbH specialises in the development and production of loudspeakers and sound reinforcement solutions for voice alarm and evacuation systems, which are used worldwide. The relocation to the business park will consolidate company divisions previously spread across various locations.
Tobias Neldner, Aurelis’ overall manager for the Turbinenwerk Mannheim, stated that the current letting confirms the approach for the business park. This involves offering modern commercial spaces that enable the combination of different operational functions at one location. The offering is specifically aimed at medium-sized companies and complements the existing building stock of the Turbinenwerk with a flexible new-build product.
Heinz Pfannenschmidt, Managing Director of ic audio GmbH, emphasised that the new location offers the opportunity to consolidate the two current branches, streamline processes, and simultaneously create conditions for further growth. Linus Stimmel, also Managing Director of ic audio, highlighted that the long-term perspective in Mannheim was of great importance, and this has been realised with the business park.
The Turbinenwerk Mannheim: A Sustainable Commercial District
The business park is being developed on a plot of approximately 12,200 square metres on Fraunhoferstraße and will comprise a total of about 6,100 square metres for commercial uses. The three autonomous rental units each include approximately 1,400 square metres of hall space, supplemented by storage capacities on a mezzanine level and office areas. These units are suitable for various commercial uses, from production and storage to services and trade.

The business park is part of the larger Turbinenwerk Mannheim, an area of approximately 200,000 square metres. Aurelis is progressively developing the former production site into a comprehensive commercial district with diverse usage possibilities, in close cooperation with the City of Mannheim. In addition to the renovation and revitalisation of existing buildings, new-build projects are also being constructed on the site. Through this strategy, Aurelis is creating diverse space offerings that provide companies with various development prospects within the Turbinenwerk.
