Property developer ZIMA initiated the construction phase for two residential schemes in the Austrian federal state of Vorarlberg in October 2026. Across the locations of Lustenau and Altach, a total of 44 owner-occupied flats and a commercial unit for a medical practice are being built. The delivery of both construction projects comes against the backdrop of declining new-build activity in the region alongside ongoing demand for new housing. The scheduled start of construction was made possible by reaching the required sales milestones.
Mag. Claudio Kohler, Managing Director of ZIMA in Vorarlberg, highlighted the confidence shown by buyers under currently challenging market conditions. The start of construction represents a significant milestone for the company, which draws on more than fifty years of experience in regional property development. Completion of both schemes is scheduled for summer and autumn 2028 respectively.
Three structures on Lorettoweg in Lustenau
The TRIO scheme on Lorettoweg in Lustenau commenced on 15 October 2026 with an official groundbreaking. In a nature-oriented location close to the Old Rhine, three buildings comprising a total of 26 owner-occupied flats with two to four rooms are being built. In architectural terms, rear-ventilated timber facades are planned. Each unit has private outdoor space in the form of gardens or terraces facing east or south. Sales manager Roberto Romanin pointed to the combination of a quiet setting and good links to local infrastructure.
The TRIO residential scheme will be accessed via a shared underground car park and features lifts in all buildings, private basement storage compartments, bicycle spaces, and a children's play area. Building services include heating supplied by a heat pump, supplemented by a photovoltaic system.
Central living and practice space in Altach
On 22 October 2026, the groundbreaking took place for the FEND8 project on Fendweg in Altach. Two structures containing 18 owner-occupied flats are being realised there, supplemented by a medical practice on the ground floor. The architecture combines rendered and timber facades. The accommodation schedule comprises two- to four-room flats with covered terraces or private gardens. Christian Schenk from ZIMA's sales division emphasised the balance between a central location and a sheltered residential environment.
- —44 owner-occupied flats in Lustenau and Altach with 2 to 4 rooms
- —Scheduled completion of both residential schemes by summer/autumn 2028
- —Energy concept featuring heat pumps and on-site photovoltaic systems
- —Additional medical practice unit on the ground floor of the FEND8 scheme
In Altach as well, the infrastructure includes an underground car park, bicycle storage, private basement storage, and outdoor play areas. In terms of energy efficiency, the residential development meets modern standards: as in Lustenau, ZIMA is deploying a supply concept combining a heat pump and photovoltaics in Altach.
