Ampega Asset Management GmbH, a subsidiary of Talanx AG based in Cologne, has acquired a logistics site in Cologne-Marsdorf. This acquisition was made for an affiliated group company. Bauwens Development acted as the seller. The future user of the property will be DHL Express Germany, which underlines the strategic importance of the location for the logistics infrastructure.
A contemporary operational site for the international express service provider has been realised on the approximately 26,000 square metre plot. The newly constructed property offers an area of around 5,500 square metres, designed for production and office purposes. This space provision is tailored to the specific requirements of an efficient logistics operation.
Technological Equipment and Sustainability Standards
A central element of the facility is the high-performance sorting technology, which achieves a capacity of up to 6,000 shipments per hour. In addition, three pick-up-and-delivery fingers are integrated, enabling direct access for the delivery fleet and supporting process optimisation. The technological design aims for high throughput efficiency.
The building was constructed according to demanding sustainability standards. The features include, among other things, a heat pump and a photovoltaic system, which contribute to energy efficiency. A green roof with biodiversity components is also part of the concept, which considers ecological aspects. Bauwens Development is aiming for a DGNB Gold certification for the property. Compliance with the requirements of the EU Taxonomy is also being sought, which underscores the focus on future-proof real estate investments.
Legal and Technical Support for the Transaction
Ampega received legal advice for this transaction from GÖRG Partnerschaft von Rechtsanwälten. The lead counsel were Dr. Markus Heider and Katharina Meeser, both based in Cologne. In addition to legal support, Ampega was assisted by Orange Recon for technical due diligence and by TheGreenBlue for ESG due diligence. On the seller's side, Bauwens Development, the transaction was legally advised by RSM Ebner Stolz. This comprehensive advice ensured a thorough examination of all relevant aspects of the acquisition.
