VALUES Real Estate has acquired a medical centre in Heidelberg for its institutional healthcare property fund VALUES Health Invest I. Following this transaction, the special fund is now fully invested. The nationwide portfolio comprises 20 outpatient medical centres and healthcare hubs in established medical locations, representing a total investment volume of around EUR 450 million.
The seller of the property at Kurfürsten-Anlage 34-36 is Mannheim-based Holnis GmbH. The transaction closed on 1 November 2026. The parties involved agreed not to disclose the purchase price. The acquisition was brokered by the Frankfurt office of real estate advisory firm Cushman & Wakefield.
Property structure and medical tenant mix
The property offers approximately 9,000 square metres of lettable space and 108 parking bays in an on-site underground car park. Originally constructed as an office building in 2002, the premises have been continuously converted into a modern medical centre in recent years. The asset is currently almost fully let and features high-specification practice space.
- —Ten established specialist medical practices covering a broad range of disciplines
- —Medical laboratory, pharmacy, and health insurance provider as anchor tenants
- —Supplementary office space and 108 underground parking bays
- —Central inner-city location with connections to the university and hospitals
The micro-location in central Heidelberg provides short distances to university institutions and other medical facilities, alongside direct integration into the local public transport network. Thilo Wagner, Managing Partner at VALUES Real Estate, highlights the strong location credentials of Heidelberg as a centre of medicine. He noted that the asset impresses through its functional quality and broad diversification across specialist medical fields, matching the fund's investment criteria precisely.
Market environment and transaction advisory
Wagner noted that the market for healthcare real estate is becoming increasingly liquid again, with investors and vendors finding common ground. By fully deploying the fund's capital, the company has established a robust track record. Outpatient care centres in locations with strong infrastructure continue to be in high demand, a segment VALUES Real Estate plans to serve with new investment offerings in future. The focus remains on properties with resilient usage profiles and stable income.
On the buyer's side, Berlin-based law firm Frantzen Steinhardt Georgi handled legal due diligence. Technical assessment and ESG due diligence were carried out by Munich consultancy Sirios Management Partners, while KUCERA Rechtsanwälte from Frankfurt was responsible for the tax structuring of the acquisition.
