DW Effectum Residential (DWE), through its joint venture with the Ontario Teachers’ Pension Plan, has acquired a portfolio of 250 residential units in Hamburg. The transaction involved a German family office as the seller. This acquisition represents a further step in the expansion of the German “Core Plus” residential real estate strategy of the joint venture, which was established this year.
The joint venture aims to build a high-quality and resilient residential property portfolio in leading German metropolitan areas as well as in selected growth markets. The primary focus is on residential portfolios and neighbourhood developments. The recent acquisition in Hamburg complements the joint venture's existing purchases.
Strategic Portfolio Expansion
The current acquisition follows the recent purchase of a portfolio of 250 residential units in Regensburg, which was sold by a German investment company. Nine properties were also acquired at the beginning of last year. The joint venture relies on an active asset management approach designed to enhance the quality of the properties and their long-term income potential, thereby creating sustainable value.
DW Effectum Residential acts as the local operating partner. In this role, DWE is responsible for identifying and evaluating potential investment opportunities. This includes managing transactions and comprehensive asset management of the acquired properties.
Successful Implementation of Acquisition Strategy
Christoph Dreyer, Managing Director of DW Effectum Residential, commented on the successful development, expressing pleasure at the completion of three transactions within less than a year since the joint venture's inception. He stated that the acquisitions in various geographical growth clusters had laid a solid foundation for the further expansion of the portfolio. Dreyer emphasised that he continues to see attractive investment opportunities in the German residential real estate market and intends to continuously expand the portfolio in line with the joint venture’s long-term strategy.
