The platform expansion launched on Tuesday, just over a year after Green Street acquired College House in 2025.

This development comes at a time when the US student housing market is cooling, as Green Street's own 2026 Student Housing Report indicates. Assets have recently declined due to rising capitalisation rates, while revenue growth is expected to average only 2 per cent over the next two years, slightly lagging behind multifamily growth. According to real estate finance firm Walker & Dunlop's annual outlook, capital is returning to the student housing sector, albeit selectively, and activity remains below 2022 peaks.

Construction activity is slowing, and new projects are highly concentrated, with the market segmenting along enrolment rates. College House users can now access Green Street estimates tailored to the student housing market within the platform. These include key metrics such as capitalisation rates, risk-adjusted return estimates, occupancy rates, and supply data.

The announcement also introduced a proprietary rating system, the 'University Grades', which identifies the long-term rental growth potential for nearly 180 US universities. Andrew McCulloch, Green Street's Chief Analytics Officer, stated that this was precisely the integration they envisioned when acquiring College House. He added that combining Green Street's independent research and proprietary valuation framework with College House's best-in-class datasets would provide student housing investors with a complete toolkit for more effective capital allocation.
