The groundbreaking ceremony for the 'nyoo garden' residential quarter in Kempen has been performed by Nyoo Real Estate GmbH, part of the Instone Group, and the City of Kempen. This act marks a significant milestone for the development of new housing on the former nursery site on Krefelder Weg. The area covers approximately 31,000 square metres, where around 120 residential units will be built.
Mayor Christoph Dellmans and Stefan Dahlmanns, Managing Director of Nyoo Real Estate GmbH, highlighted the project's relevance for expanding Kempen's housing supply during the event. The groundbreaking follows the sales launch, demolition work, and site development, and signals the official start of construction for the first phase of the project. This initial construction phase includes 24 freehold flats, eight terraced houses, and four semi-detached houses. Thus, 'nyoo garden' is progressing into the next implementation stage as announced.
Concept and Housing Offer
The entire 'nyoo garden' project comprises 82 accessible multi-storey flats, 20 terraced houses, and 16 semi-detached houses. Nyoo is thereby creating a diversified housing offer that addresses various life stages and household sizes, from smaller households and families to senior citizens. The quarter is based on a concept developed in collaboration with the City of Kempen and integrates into the existing residential environment. Christoph Dellmans stated that creating suitable housing for different life situations remains a central future task in Kempen. He emphasised that 'nyoo garden' is delivering precisely this type of housing for various generations and lifestyles, and that the joint plans are now becoming visible reality. This is an important step to further develop Kempen's housing supply in a needs-based manner.
Stefan Dahlmanns commented that with the scheduled start of construction, 'nyoo garden' is being implemented based on clearly structured planning and efficient processes. He added that almost half of the units in the first construction phase have already been sold. A quarter is gradually emerging that combines diverse housing forms with generous open spaces and concludes the urban area at Kempen's outer ring with quality.
Sustainability and Integration
The concept of 'nyoo garden' ties into the formerly green character of the nursery site. Communal areas, play areas close to homes, a public playground, and naturalistic plantings are planned. New footpaths and cycle paths connect the quarter with the surrounding neighbourhood. The buildings will be constructed to the energy-efficient EH40 standard. Fixed components of the concept include district heating supply, photovoltaic systems, green roofs, and parking spaces prepared for e-mobility. QNG certification is being sought for the multi-family houses.
Completion of the first construction phase is scheduled for summer 2028. Kempen, a historically grown medium-sized town on the Lower Rhine, offers short distances and good regional connections to cities such as Krefeld, Mönchengladbach, Düsseldorf, and the Ruhr area.
