Real estate agents who strive for absolute perfection in their marketing may risk diminishing consumer trust. This emerges from a detailed analysis of psychological studies and recent consumer surveys. The findings indicate that an overly flawless or idealised image of an offering can provoke scepticism, as it appears unrealistic and creates the impression that potential shortcomings are being concealed.

A study by Northwestern University, in particular, provides insightful data on this topic. This research focused on the relationship between product reviews and purchase probability among consumers. The results show that the highest willingness to purchase is not achieved with products receiving a perfect five-star rating, but rather in a range between 4.2 and 4.5 stars. A flawless rating appears to instil suspicion in many consumers, as it could be perceived as inauthentic or manipulated.

Authenticity over Ideal Image

These research findings can be directly applied to the real estate sector. A property advertised exclusively with high-gloss images and superlatives could raise doubts among an informed audience. Potential buyers are looking for realistic depictions that enable them to make an informed decision. Smaller, open indications of normal signs of wear or honest descriptions of the condition can paradoxically increase the credibility of an offering and thus foster the willingness to purchase.

For real estate professionals, this means a shift in focus. Instead of solely relying on a flawless presentation, the authenticity of the offering should be brought more to the forefront. This includes transparent communication about the advantages and – within the framework of professional representation – also about possible circumstances that realistically characterise a property.

Credibility as a Selling Point

The psychological implications are clear: a slight imperfection or a less than 'perfect' representation can significantly enhance the perception of authenticity and honesty. This, in turn, leads to greater trust in the provider and the advertised product. Agents should therefore review their marketing strategies and potentially adopt a more nuanced approach that prioritises realism and credibility over pure high-gloss aesthetics, in order to gain and retain customer trust in the long term.
