Immoraum Real Estate Advisors successfully managed the sale of an office and commercial building in Stuttgart. The transaction concerned a property at Neue Brücke 3, located in one of the central downtown areas of the Baden-Württemberg state capital. The property comprises a rental area of approximately 1,260 square metres on a plot of about 400 square metres. The asset is an established investment property in Stuttgart city centre.

The building, originally constructed in 1955 and extensively renovated in 2006, combines modern office space with retail use on the ground floor. This combination contributes to the attractiveness and functionality of the location. NB3-Stuttgart GmbH, a special purpose vehicle associated with George Moutoulis, acted as the seller of the property. A regional foundation emerged as the buyer, completing the acquisition of the property.

Transaction in a challenging market environment

The brokerage was carried out by Immoraum Real Estate Advisors, who acted in an advisory and intermediary capacity for both the buyer and seller. The purchase price of the property was in the mid-single-digit millions of euros, reflecting the value of such properties in prominent locations.

Daban Othman, Senior Advisor Investment at Immoraum, commented on the transaction. He pointed out that properties in excellent city centre locations continue to see strong demand, even in a challenging market environment. The buyer, a foundation, was described as a long-term oriented player who prioritises the sustainable preservation of the property's value. Othman emphasised that while the investment market has become more demanding, it is by no means weak.

Capital is still available but is being allocated more selectively. This means that experience, sound market knowledge, and direct access to relevant investors play an increasingly important role in the transaction process. The successful brokerage of this property in Stuttgart underscores the relevance of these factors in the current market situation.
