IMMOTISS, a group of companies specialising in consultancy for care, senior living and healthcare properties, has published the IMMOTISS Care Index (ICX). For the first time, this new analysis tool consolidates the key influencing factors of the German care property market into a single value and relates it to a defined normal value. The inaugural presentation of the quarterly ICX took place at Expo Real in Munich.
Jochen Zeeh, Managing Director of IMMOTISS Care GmbH, explained that the care property market often appears in an inaccurate light due to misinterpretations and a lack of transparency. He stressed that the IMMOTISS Care Index (ICX) brings together the essential influencing factors of the care property market in one value for the first time, and no comparable product currently exists on the market. IMMOTISS's research revealed that no platform exists that systematically bundles consistent data and information. Market activity is often shaped by singular events, as illustrated by operator insolvencies in 2023.
The introduction of the ICX thus closes a significant data gap. Four central market signals are incorporated into a value that ranges between 0 and 100, with the normal value set at 50.
Current Market Valuation and Key Figures
In the second quarter of 2026, the ICX reached a value of 54 points. This indicates a balanced market environment, although it represents the lowest value since the beginning of the time series in the first quarter of 2025. Compared to the prior-year quarter, this corresponds to a decrease of twelve points, primarily due to a trough in transaction volume. Despite this decline, the market is based on a stable foundation.
- —Market, price, and revenue developments are above the normal value of 50.
- —The creditworthiness of operators also exceeds the normal value.
- —The operator creditworthiness of the 100 most relevant operators reached its peak at 83.
The quarterly results reflect short-term activity, while the annual cycle characterises the overall market environment. The results for the third quarter of 2026 will be published promptly. Jochen Zeeh emphasised that IMMOTISS is focused on creating transparency. The aim is to provide all market participants with data-driven statements on the market situation, rather than relying on subjective assessments or individual reports. The ICX is thus establishing itself as a key benchmark for assessing the resilience and sustainability of investments in the care market.
