Real estate companies INBRIGHT and Convalor Projektpartner, together with Benguela Ventures, have completed a letting of approximately 7,300 square metres at Neckartalstraße 153/155 in Stuttgart-Bad Cannstatt. The parcel service provider Legno-Trans will use these premises for its logistics operations, with a focus on so-called last-mile delivery.
The leased area comprises approximately 6,700 square metres of hall space and around 600 square metres of office space. The location is characterised by its excellent transport links: a tram and bus stop is reachable in about two minutes on foot, and Stuttgart Central Station in approximately 13 minutes by tram without changing. Federal road 14 (B14) is only a three-minute drive away.
Development into a Multi-Tenant Business Park
The units leased to Legno-Trans are part of a larger commercial site of almost 16,000 square metres, which includes two office buildings and a hall. INBRIGHT acquired the property, formerly a single-user pharmaceutical site, in 2023 together with Convalor from Alliance Healthcare. Since then, the area has been redeveloped into a modern multi-tenant business park offering flexible spaces for various commercial requirements. Johannes Nöldeke, Managing Director of INBRIGHT Development GmbH, emphasised that existing properties are developed to remain flexible and future-proof in the long term. This implies a technical, functional and energy-related transformation of the buildings to enable quick adaptation to changing user needs. The letting to Legno-Trans is a concrete example of this strategy.
The specific adaptations and expansion of the spaces for Legno-Trans were realised within less than two months. Benguela Ventures took over project management, and SFP-Architekten were responsible for the general planning. IGH Stuttgart and planning office Sowa were also involved in the implementation, while WFC-Immobilien advised on the letting. Michail Thunert of Benguela Ventures highlighted the importance of close coordination between the user, planning and implementation, which made it possible to develop a modern logistics area for a financially sound parcel service provider from an existing property in a short time.
Comprehensive Modernisation and Sustainability
In addition to the successfully leased area to Legno-Trans, INBRIGHT is currently modernising other parts of the business park. Approximately 2,600 square metres of warehouse, studio, and workshop space are being created, as well as approximately 5,400 square metres of office space, designed for flexible commercial use. The overarching goal is to create spaces with high third-party usability that can adapt to changing requirements. The full completion of the project is scheduled for 2027.
As part of the modernisation, the technical and energy equipment of the site will also be brought up to date. Planned measures include the installation of a photovoltaic system with a capacity of approximately 270 kilowatt-peak and the renewal of the heating technology. These investments underscore the commitment to future-proof and sustainable property solutions.
