INDUSTRIA, a real estate manager from Frankfurt am Main and part of the Becken Group, has agreed on a comprehensive cooperation with the Berlin-based company Green Fusion. This collaboration focuses on the digitalisation and optimisation of heating system operations in a significant portion of the property portfolio managed by INDUSTRIA. The aim is to significantly reduce energy consumption, operating costs, and CO₂ emissions through the use of a cloud-based energy management system.
As part of this partnership, approximately 400 heating systems will be digitally monitored, analysed, controlled, and optimised in the future. The 'Energy Saving Pilot' developed by Green Fusion enables the continuous optimisation of central heating systems using intelligent algorithms. The system is designed for various heating systems, from gas and district heating plants to complex configurations that include heat pumps, photovoltaics, and electricity storage.
The functionality is based on the processing of real-time data, which enables automatic adjustment of operating parameters and early detection of faults. INDUSTRIA forecasts average energy savings of up to 16 per cent through the implementation of this solution. This measure will also have a positive impact on the CO₂ balance.
Via the Green Fusion software, INDUSTRIA will also integrate its cooperation partner B&O Service to increase efficiency in the maintenance and modernisation of flats. Green Fusion also supports INDUSTRIA in fulfilling the legal requirements of the Building Modernisation Act (GModG). The system enables both the implementation of building automation regulations and the performance and documentation of mandatory heating inspections.
Arnaud Ahlborn, Managing Director of INDUSTRIA Immobilien, commented on the cooperation, emphasising the importance of this step for digital, efficient, and sustainable property management. He highlighted that significant energy savings can be realised with low installation effort, and the number of faults and emergency call-outs can be reduced. At the same time, this lays the foundation for efficiently meeting legal requirements for modern building automation and managing the portfolio more sustainably in the long term.
Paul Hock, Managing Director of Green Fusion, added that the decarbonisation of the building stock begins with the intelligent operation of existing heating systems. He explained that energy and CO₂ savings could be achieved without extensive renovation measures. The digitalisation of heating control creates transparency, increases operational reliability, and forms the basis for the long-term transition to climate-friendly heat generation.
Through this cooperation, INDUSTRIA strengthens the use of digital technologies in asset and property management. The intelligent control of technical systems contributes to increasing the energy efficiency of the portfolio, reducing operating costs, and furthering the company's ESG goals.
