Deutsche Fachmarkt AG (DEFAMA) is continuing its expansion course in the Free State of Bavaria. The real estate company, which specialises in retail parks, has notarised purchase agreements for two local retail properties. Following these latest acquisitions, the company expands its portfolio to exactly 100 properties. The two newly acquired properties comprise a total lettable area of around 2,000 square metres and generate a net annual rent of approximately 300,000 Euro.
Property structures in Ansbach and Niederaichbach
The first property is a commercial centre in Ansbach constructed in 2008. The rental spaces are let to textile retailer KiK and beverage store chain Fristo. The location is characterised by an established retail context: branches of LIDL, tegut, Rossmann, Denn's Biomarkt and Fressnapf are situated in the immediate vicinity.
The second property is located in Niederaichbach and was completed in 2022. Regional chain operators Getränke Fleischmann and Metzgerei Pflügler act as tenants there. The property is part of a motorway service area that also accommodates a LIDL supermarket, a McDonald's restaurant, as well as several petrol stations and rapid charging points.
DEFAMA portfolio reaches 100 locations
With the closing of these transactions, DEFAMA's nationwide total portfolio grows to 100 locations with a lettable area of around 323,000 square metres. The occupancy rate stands at just over 94 per cent, whilst the group's annualised net rent amounts to well over 29 million Euro.
The tenant structure of the portfolio focuses primarily on creditworthy retail chains catering to daily needs and retail park concepts. DEFAMA's largest tenants include:
- —Food retailers such as ALDI, EDEKA, Kaufland, LIDL, Netto, Penny and REWE
- —Drugstores and specialist retail stores such as DM, Rossmann and Getränke Hoffmann
- —Furniture, DIY and textile retail chains such as JYSK, toom, Deichmann, AWG, KiK and Takko
