The joint venture, established in 2021 between residential developer Instone Real Estate and OFB Projektentwicklung, has announced the completion of the residential buildings in the "Friedenauer Höhe" quarter in Berlin. A total of 1,060 residential units have been constructed on the site of the former freight station in the Tempelhof-Schöneberg district, comprising 933 privately financed rental flats and 131 owner-occupied flats. Additionally, an approximately 10,000 square metre public park with play areas was created. Occupancy of the flats is complete, with around 2,500 people having found a new home there.
Saidah Bojens, Head of the Berlin and Saxony branch at Instone Real Estate, highlighted that the completion of the flats demonstrates how former railway sites in central locations can be transformed into much-needed housing through careful district development. She expressed satisfaction with the outcome and thanked joint venture partner OFB and the Tempelhof-Schöneberg district for their collaboration throughout the entire project duration.
Karin Richter, Head of the Berlin branch at OFB Projektentwicklung, emphasised the necessity of a close partnership for the realisation of a project of this magnitude. She explained that all steps, from planning to implementation, were coordinated jointly with Instone, always with the aim of creating a liveable quarter with high urban quality. The successful finalisation underscores the efficiency of this partnership-based approach.
Eva Majewski Sparacino, District Councillor for Urban Development and Facility Management for the Tempelhof-Schöneberg district, added that "Friedenauer Höhe" combines essential housing with high-quality public open spaces. A formerly commercially used area is being permanently made accessible to the people in the district. The new park, play areas, and traffic-calmed design generate added value that extends beyond the quarter and strengthens the quality of life in Tempelhof-Schöneberg.
The residential buildings were constructed using CO₂-reduced and resource-efficient concrete. They meet the BEG Efficiency House Standard 55 EE. Heat is supplied via a combined heat and power plant. In addition to the residential development, the quarter includes an approximately 10,000 square metre public park and a new public east-west cycle path. The entire development embodies modern urban development by combining housing with social infrastructure, shopping facilities, and public and private green spaces including play areas. The central location ensures quick access to relevant Berlin hotspots and public transport. The traffic-calmed, largely car-free area offers a quiet living environment.
