Dr. Peters Group Presents Positive Performance Record in Real Estate Segment

The owner-managed Dr. Peters Group, which celebrates its 50th anniversary in 2025, has presented a positive performance record for its active real estate funds. According to the balance sheet certified by the Cordes + Partner auditing firm for the calendar year 2025, the 24 ongoing real estate funds distributed an average of 5.6 per cent to their over 10,500 real estate investors. Four of these funds, including three care home investments and one shopping centre, even achieved distributions of 10 per cent. In the past financial year, a total of EUR 13 million flowed back to investors, representing an increase of approximately 6 per cent compared to the previous year.

The Dr. Peters Group's existing portfolio comprises 28 properties, held via the 24 active real estate funds. The assets are divided into eleven care, eight local supply, and five hotel properties, as well as four office and commercial properties. Additionally, four hotel properties are held in the company's own portfolio. Last year, an average occupancy rate of 99.4 per cent was achieved, which corresponds to an almost complete letting of the portfolio. The weighted average lease term (WALT) at the end of 2025 was 12.8 years.

Strategic Measures and Portfolio Development

Fabian Schultheis, Managing Director Real Estate at Dr. Peters, emphasised the importance of active asset management for the high occupancy rate of the portfolio. He pointed out that this is particularly relevant in times of increasing vacancy rates and a prevailing caution among tenants in the German commercial real estate market. According to his statements, such market phases offer opportunities to intensify modernisations and optimisations within the existing stock, as well as to consolidate cooperation with existing partners, which was cited as a decisive factor for the results achieved in the real estate sector.

Key activities in 2025 included the acquisition of a local supply centre in Rathenow (Havelland district, Brandenburg) for the public AIF “Immobilienportfolio Deutschland II” (IPD2), which is still being distributed. Furthermore, early lease extensions were realised for the DS 121 “Bürogebäude Freiburg” and IPD2 funds. This included a five-year extension with the Federal Agency for Real Estate (Bundesanstalt für Immobilienaufgaben) and a twelve-year contract extension with the food retailer REWE. Cooperation with the EMVIA Living Group was strengthened through an agreement on joint investments in the properties of three care home funds, with the EMVIA Living Group signing follow-on leases for all three facilities with terms of at least 20 years.

Successful Termination of Previous Investments

In addition to the currently 24 active real estate funds, the performance record also includes data from 32 other investment offerings. Their properties were sold between 1985 and 2018, and these funds have therefore already been terminated. These funds represented an investment volume of EUR 279.8 million. The average total returns, including final payments, amounted to 148.3 per cent of the invested limited partner capital. Particularly noteworthy is the hotel fund DS 7 “Novotel Mannheim”, which achieved a total return of 396 per cent. A total of eleven other funds, including many hotel and one local supply fund as well as a care home investment offering, generated total returns of over 200 per cent. The Dr. Peters Group continues to focus its current strategy on local supply and hotel properties.
