STAYERY, a brand specialising in serviced apartments, is expanding into Austria. This is happening in cooperation with Real-Treuhand Immobilien, a subsidiary of Raiffeisenlandesbank Oberösterreich. The first project in Austria will be realised in Vienna, marking its entry into that market. Completion of the new building in Vienna's 9th district is scheduled for early 2030.

The location on Spittelauer Lände is in immediate proximity to the city centre, directly on the Danube Canal. The area is well-developed in terms of infrastructure; the U4 Friedensbrücke underground station and Franz-Josefs-Bahnhof are within walking distance. The 9th district, Alsergrund, is characterised by its central location, infrastructure, and proximity to cultural institutions. Vienna, as a European metropolis, serves as the seat of international organisations and holds high relevance as an economic and trade fair hub, providing ideal conditions for STAYERY's concept.

The concept is aimed at business travellers, remote workers, and city tourists for stays ranging from short-term to several months. 152 apartments will be created, each equipped with a kitchenette and living and working areas in the STAYERY design, which was originally conceived by the Berlin design studio Aisslinger. Many units feature balconies or terraces overlooking the green inner courtyard. On the ground floor, communal areas such as co-working spaces, a guest laundry, a self-service kiosk, fitness and meeting rooms, and an accessible outdoor area complement the offering.

Architecture and Partnership

The architectural planning is the responsibility of the Viennese architectural firm AllesWirdGut Architektur (AWG). Their design prevailed in an architectural competition in summer 2025. The facade design references the Otto Wagner green of the opposing underground station. Dr. Robert Grüschow, founder and CEO of STAYERY, emphasised STAYERY's early involvement in the selection process and the shared vision with AWG for the architectural implementation. He highlighted that STAYERY, as a design-driven hospitality brand, consistently links architecture, design, and guest experience.

As a developer, Real-Treuhand Immobilien brings over 30 years of experience in real estate project development. Mag. Karl-Heinz Daurer, managing director responsible for Real-Treuhand Immobilien's development division, expressed conviction that this project, combining an operator with a clearly positioned concept and high-quality standards, will enrich Vienna's accommodation market. With this market entry, STAYERY continues its growth course in German-speaking regions. Further locations in inner-city districts of Vienna as well as in Salzburg, Linz, and Innsbruck are being examined. The focus is on prime properties with a size of 60 to 150 units. Dr. Grüschow emphasised the importance of long-term quality in the expansion and articulated the ambition to establish STAYERY in Austria at the same level as in Germany. The project on Spittelauer Lände is considered a benchmark for future developments.
