The energy company enercity is taking over the central energy solution for the newly developing TIDE quarter in Hamburg's HafenCity. The scope of services includes district heating supply, the establishment of charging infrastructure for electromobility, and energy monitoring. enercity is thus supporting the project beyond conventional energy provision, laying the groundwork for permanently energy-efficient operation of the building complex.
TIDE is one of the largest and most versatile quarter developments within Hamburg's HafenCity. The ensemble, realised by ParkProperty Europe, a pan-European real estate investor and developer of the Otto family, combines various types of use across a total of 85,000 square metres. These include owner-occupied and rental flats, student accommodation, a Digital Art Museum, a day nursery, as well as commercial and community spaces. Dr. Knut Volquardsen, Project Director TIDE at ParkProperty Europe, emphasised that an intelligent energy concept represents a crucial component for meeting the high demands for sustainability and future viability.
enercity Contracting Nord GmbH, a wholly-owned subsidiary of enercity AG, has been supplying district heating to four of the quarter's five building sections since the end of 2025. The supply for the fifth building section is to commence before the start of the next heating period. This heat is largely based on industrial waste heat from the Hamburg multi-metal producer Aurubis, which arises during copper production. This method enables a particularly resource-saving heat supply that complies with the sustainability standards of HafenCity. enercity provides a heating capacity of over 3,000 kilowatts for the entire quarter, which corresponds to the heating demand of nearly 500 single-family homes. By using this almost CO₂-free heat, approximately 800 tonnes of carbon dioxide are saved annually compared to conventional systems.
In addition, enercity is setting up the charging infrastructure for the building ensemble and is responsible for its operation. This includes load management for controlled energy distribution to ensure consistent charging performance for all connected electric vehicles. A total of 72 underground car park charging points will be installed. The control of the parking space-specific charging points is managed via enercity's easyGo app. This app allows customers to subscribe to a monthly cancellable usage plan and digitally manage individual billing. The integration of the charging infrastructure into the overall technical planning is part of TIDE's mobility concept, which, alongside public transport, cycling facilities, and car-sharing, also considers electrified private transport.
Another core component of the project is energy monitoring for the building ensemble, which meets the requirements of the HafenCity Environmental Label. The goal is to ensure long-term energy efficiency in operation. For this purpose, enercity is equipping all building units with remotely readable meters to systematically document energy consumption and energy flows. Monitored aspects include cooling and ventilation systems, lifts, the complex's district heating consumption, heating circuit distributions in individual areas, heat consumption for hot water preparation, and cold water consumption.
Based on this collected data for heat, water, and electricity, a baseline will be established in the first year of operation. Using this baseline, the effectiveness of technical and organisational optimisation measures can be assessed, and potential weaknesses identified. Software provided by enercity enables comprehensive consumption and load profile analyses, offering detailed insights into the consumption behaviour of individual building areas and usage situations. In the second monitoring year, the impact of the implemented optimisation measures will be reviewed to demonstrate efficiency improvements compared to the previous year. Monitoring is planned for a minimum period of two years to minimise energy consumption long-term and continuously improve the quarter's performance.
